Overview

The Tour Type report was developed to help customers understand the volume and conversion rates of different tour types. With the growing adoption of video and self-guided tours in particular, this report will provide transparency into how each type of tour is performing and help you evaluate how you may need to adapt your touring options and approaches accordingly. 

Here are a few questions you can answer using this report:

(1) Do self-guided visits lead to as high of a conversion rate as agent-guided? 

This question is to help the effectiveness of automation efforts and whether there are trade-offs worth considering. For example, we may want to accept a slightly lower visit-to-lease ratio if it means that agents spend significantly less time providing tours. 

To answer this question, we will update our date filter to Year to Date (Jan 1 to Jun 30) and selecting 'All' properties. The visualization will give you the insight needed at a glance. 

Based on the information, we can see that Self Guided visits have the same conversion rate as when a prospect receives an agent guided tour after walking in but a slightly lower conversion than prospects who set an appointment for an agent guided tour. Combined, agent guided tours lead to a lease 9.6% of the time while self guided tours lead to a lease 8% of the time. 

Given this information, depending on how much time is saved from giving tours, we may want to increase our automation and self-service efforts and allocate resources on other activities.  

Filters

This report can be filtered on Date Range and Property as described below.

Filter Description
Date Range

You may select one of the preset date ranges available (defaults to Last 7 Days) or you may enter a custom date. Once you complete the date selection the report will automatically reload.

The Last 7 Days filter does not include the current day.

Properties This is a multi-select for what properties you'd like data for. You can select all properties by clicking the "All" option. After selecting the properties, you must select ‘Save’ in order for the report to reload.

The visual provided in this report shows the type of tours that occurred during the date range selected. This allows the customer to assess any technology investments into non-agent guided tours or automated appointment scheduling efforts.

Data Definitions

Data Point Definition
Visits

The total number of prospects who visited/toured by visit type in the selected time range.

When more than one visit type occurs, we count each one (e.g., when a prospect completes an appointment AND a walk-in then the count will be 2).

Applications

The total number of applications that were later submitted by prospects that visited in the selected time range.

This is a measure of the application conversion rate of the property and/or tour type.

Only Available for Yardi

Leases

The total number of leases that were later signed by prospects that visited in the selected time range.

This is a measure of the lease conversion rate of the property and/or tour type.

Note that the leases may have been signed outside of the selected time range.

App/Visit

This is the ‘Applications’ column divided by the ‘Visits’ column. This is a measure of the application conversion rate of the property and/or tour type.

Lease/Visit

This is the ‘Leases’ column divided by the ‘Visits’ column.

This is a measure of the lease conversion rate of the property and/or tour type.
